Fremont County residents who have received their notices of valuation in the mail this week should disregard them and wait for amended ones to be sent out in the coming days.

The original NOVs were sent out Monday, but a software issue sent assessed values to the printer instead of the actual values.

"Everything else on the notice is correct," Fremont County Assessor Stacey Seifert said. "We are now reprinting all of them."

The nearly 28,000 updated NOVs are being mailed out Thursday and Friday.

"I have several thousand ready to go," Seifert said. "As we get them printed, we will mail them."

Seifert also has extended the protest deadline from June 8 to June 12.

The "current actual value" listed on the NOVs is the only thing that can be protested or appealed.

"If you do not believe that your property was worth that in June of '22," individuals may protest, Seifert said in an earlier interview with the Daily Record, "but the amount of the increase is not a reason to protest, the percentage of the increase is not a reason to protest, the increase in your taxes on the estimate is not a reason to protest."

Those who believe their values truly are way out of line may bring their NOV for Seifert for review.

Owners of real property and mobile homes are expected to see a 30 to 50% residential increase this year.

A senior exemption is available for individuals who are 65 years and older by Jan. 1 and who have lived in their homes for 10 years. A similar exemption is available to veterans who are 100% disabled because of a service-related injury. Veterans do not have to have lived in their homes for 10 years.

In these cases, the state will exempt 50% of the first $200,000 in value. This could result in a $500-$700 annual reduction in tax dollars.

To apply, visit the assessor's office to pick up an application, download a form at the assessors' website: https://fremontco.com/assessor/assessor or call the office at 719-276-7310 and an application will be mailed.

To submit a protest on their current actual values, individuals may drop by the office between 7 a.m. and 5 p.m. Monday through Thursday; mail it to 615 Macon Ave., Room 107 in CaƱon City, or fax it to 719-276-7311. There is a space on the NOV where individuals can write why they disagree with the value and what they think it should be.

The office does not accept protests via telephone or email.
